Caliche and Thin Soil: Why Some San Antonio Lawns Never Look Right

Short Answer: A great deal of San Antonio sits on a few inches of soil over caliche, a hardened layer of calcium carbonate that roots cannot penetrate. If your lawn dries out within days of watering, struggles every summer no matter what you feed it, and shows yellowing between green leaf veins, shallow soil over caliche is a likely explanation. You cannot remove it economically across a whole yard, but you can work with it: water differently, correct the nutrient problems high pH causes, add organic matter year after year, and accept that the lawn has a smaller root zone than the same grass would elsewhere.
Some lawns respond to good care and some seem to resist everything. When a homeowner tells us they have fertilized, watered, and treated faithfully for three years and the lawn still looks thin by July, the answer is frequently under their feet rather than in the bag.
This is one of the most San Antonio specific things about growing grass here, and it is worth understanding before you spend another season fighting it.
What Caliche Is
Caliche is a hardened layer of calcium carbonate that forms in dry and semi arid regions. Water moving down through soil carries dissolved calcium carbonate, and in climates where evaporation exceeds rainfall for much of the year, that material accumulates and cements at a fairly consistent depth.
The result is a layer that ranges from chalky and crumbly to genuinely rock hard. In parts of Bexar County you can find it a foot or more down. In others it sits just a few inches below the surface.
What matters is that roots cannot grow through the hard version, and water cannot drain through it readily either. Whatever soil sits above it is effectively the entire root zone available to your lawn.
How to Tell If You Have It
The screwdriver test gives you a rough answer in a couple of minutes. Water an area thoroughly, wait an hour, then push a long screwdriver straight down. Where it stops firmly at the same depth across several spots, that is likely your caliche layer.
If you want to be certain, dig a hole. Somewhere unobtrusive, straight down, and see what you hit and how deep it is. Homeowners are often surprised, particularly in newer subdivisions where a thin layer of imported topsoil was spread over graded ground before the sod went down.
The symptom pattern is also fairly distinctive. Lawns over shallow caliche dry out fast, because there is very little soil volume holding water. They wilt within a couple of days of watering while a neighbor's lawn on deeper soil holds up for a week. Paradoxically they can also stay soggy after heavy rain, because the water has nowhere to go, so you get both extremes on the same yard.
The Yellowing That Confuses Everyone
Caliche is calcium carbonate, which makes the soil above and around it alkaline, and alkaline soil creates a specific nutrient problem worth recognizing.
At high pH, iron becomes chemically unavailable to plants even when it is physically present in the soil. The plant cannot take it up, and the symptom is iron chlorosis: yellowing of the leaf tissue while the veins stay green, giving a distinctly striped appearance. It shows on new growth first.
The reason this matters practically is that it looks like a nitrogen shortage, and the instinctive response is to apply more nitrogen fertilizer. That does not fix it, and repeatedly pushing growth on a plant that cannot access iron makes matters worse.
What helps is applying iron in a chelated form, which stays available at higher pH, or as a foliar application the leaves absorb directly. It is a treatment rather than a cure, because the underlying soil chemistry does not change, but it works and the response is often visible within a week or two.
Trying to acidify an entire lawn sitting on caliche is not realistic. There is effectively an unlimited supply of calcium carbonate beneath it, and it will win.
Watering a Shallow Root Zone
Standard advice is to water deeply and infrequently, which drives roots downward. That advice assumes roots have somewhere to go.
Over shallow caliche the calculus changes. Applying a large volume at once mostly runs off or perches above the hard layer, where it does the grass no good and can suffocate roots. Meanwhile the small soil volume genuinely available dries out quickly.
So on these lawns, somewhat more frequent watering at lower volume often outperforms the textbook approach. Cycle and soak helps considerably: run a zone for a short period, stop, let it absorb, then run it again. That gets water in without running it off, which matters even more on any slope.
Bear in mind San Antonio's watering rules when planning this, and check the current stage before setting a schedule, since what is permitted changes with conditions.
What Actually Improves It
You are not going to excavate caliche across a whole lawn. What you can do is improve the soil above it, and that genuinely works over time.
Core aeration relieves compaction in the shallow layer you do have and lets water and air reach roots rather than running off.
Topdressing with compost after aeration is the single most valuable long term practice on these lawns. Organic matter improves the water holding capacity of thin soil directly, and it feeds the biology that slowly builds soil structure. A quarter inch after aeration, repeated annually, produces a noticeably different lawn after three or four years. This is a slow lever, and it is the one that compounds.
Mowing higher helps as well. More leaf surface means deeper roots and better shading of the soil, which reduces evaporation from a root zone that cannot afford to lose much.
For beds rather than turf, the more sensible answer is often to stop fighting and build up instead: raised beds with imported soil, and plants suited to alkaline conditions rather than ones that will fight the pH forever.
Choosing Grass for a Shallow Root Zone
If you are establishing new turf or repairing a large area, the grass you choose matters more on thin soil than it does on deep soil, because the plant has less margin to work with.
Bermuda is the most drought tolerant of our common options once established, and it recovers from damage by spreading, which is valuable on a site where patches will inevitably struggle. What it will not tolerate is shade, so it is the wrong answer under mature trees.
St. Augustine handles shade far better and produces the dense look most homeowners want, but it uses more water and is more susceptible to the fungal problems our autumns bring. On very thin soil in full sun it works harder than Bermuda does.
Zoysia sits between them, denser than Bermuda and more shade tolerant, though slower to establish and slower to recover when something goes wrong.
There is also the option of not planting grass at all in the worst spots. A strip over particularly shallow caliche that has defeated three attempts at turf is a reasonable candidate for a bed of well adapted plants, decomposed granite, or a seating area. That is not giving up. It is matching the use to the site.
Setting Honest Expectations
A lawn over four inches of soil is never going to perform like a lawn over two feet of it, and we would rather say so than let a homeowner believe the next product will fix it.
What is achievable is a lawn that looks good with sensible watering, appropriate iron, annual aeration and compost, and grass that suits the site. What is not achievable is drought tolerance the root zone cannot physically support.
Knowing which one you are buying changes how you judge the result, and it usually saves money that would otherwise go into products that were never going to address the actual constraint.
What to Do Next
Do the screwdriver test in three or four spots this week, including one in the area that always struggles and one in a part of the lawn that does well. If the depths differ, that alone explains a great deal.
If you find yellowing with green veins, try a chelated iron application before adding more nitrogen.
