If your St. Augustine is browning in July even though the sprinkler runs on schedule, the cause is almost never simple drought. Six patterns show up on San Antonio lawns every summer. Diagnose first, treat second. July is when this matters most.

The Problem With Watering More

Every July we get the same call. The sprinkler is running. The bill is up. The lawn is still browning. Homeowners do the right things and the yard rewards them with patches of yellow that turn to straw within two weeks. The first instinct is always to water more, and that instinct is almost always wrong. Adding water to a lawn whose real problem is not water shortage just raises the water bill and accelerates the underlying issue.

We are a family business. Our crews walk dozens of San Antonio properties every week through the worst of the summer. In our experience six causes account for almost every case of mid-summer St. Augustine browning where the homeowner is irrigating regularly.

Cause 1: Soil Compaction Blocking the Root Zone

San Antonio sits on heavy clay soils through most of the metro. Add foot traffic, dog runs, mower wheels, and a few years of summer drying and cracking, and you get compaction. Compacted soil refuses to take water at any useful rate. The sprinkler runs for 20 minutes, half the water runs off into the street, and the rest puddles before soaking only the top inch. The root zone two to four inches down stays dry no matter how often you cycle the system.

THE TEST: Push a long screwdriver into the soil in a brown area. On healthy soil it slides in six inches with light pressure. On compacted soil you cannot push it past two inches without leaning on it. Also watch the lawn during a cycle — surface ponding or runoff within the first five minutes confirms compaction.

THE FIX: Core aeration pulls plugs out of the surface and opens channels for water and air to reach the root zone. We run aeration on compacted lawns through July if enough living tissue remains. Recovery takes three to four weeks. For lawns too thin to handle aeration in midsummer, we plan the work for September and use deep-and-infrequent irrigation through August to manage symptoms.

Cause 2: Hydrophobic Soil Refusing to Take Water

This one looks identical to drought stress and gets misdiagnosed constantly. Hydrophobic soil happens when organic matter in the top inch of the soil profile dries past a threshold and the surface starts repelling water rather than absorbing it. The irrigation cycle runs for 20 minutes and most of the water sheets across the surface. The soil under the brown patch stays dry. The lawn declines no matter how often you water.

THE TEST: Pour a cup of water on a brown patch and watch for 30 seconds. On normal soil water sinks in within five seconds. On hydrophobic soil it beads up like rain on a waxed car and runs off. You can also pull a small core — the top inch will be dry and almost dusty even right after a watering cycle.

THE FIX: A wetting agent (soil surfactant) breaks the surface tension and lets water move into the soil profile again. Homeowners can buy a hose-end product at most San Antonio garden centers. For severe cases we apply a professional-grade surfactant on multiple cycles and follow up with a light compost topdressing to rebuild structure. Recovery takes two to three weeks.

Cause 3: Chinch Bugs in the Sunniest Patches

St. Augustine is the favorite host of chinch bugs in our area, and chinch bugs do their worst damage in June and July. Small patches of yellowing grass show up in the hottest, sunniest part of the lawn — usually next to a sidewalk, a driveway, or the south side of the house. The patches spread outward and start running together within two weeks if nothing is done.

THE TEST: Mix two tablespoons of dish soap into a gallon of water. Pour it slowly over a square foot at the boundary between green and yellow grass. Wait two to five minutes. If chinch bugs are present, the irritation drives them up the grass blades. Adults are about a sixteenth of an inch with black bodies and white wing patches. Nymphs are bright red. Counts of ten or more mean active infestation.

THE FIX: A confirmed infestation gets treated with an insecticide labeled for chinch bug control on warm-season turf, applied at the soil surface where they live. Water lightly before, apply, then water in after. A follow-up treatment three weeks later catches the next generation as eggs hatch. Note: drought-stressed St. Augustine recovers visibly within 24 hours of deep watering — chinch bug patches do not.

Cause 4: Take-All Root Rot Weakening Crowns From Below

Take-all root rot is a fungal disease that hits St. Augustine in our area more often than most homeowners realize. The disease attacks the root system in cool wet conditions during spring, weakens the crown, and then shows above-ground symptoms in summer when the lawn comes under heat stress and cannot pull enough water through compromised roots.

THE TEST: Pull a handful of grass from the edge of a yellow patch. Healthy St. Augustine roots are white to cream colored and at least three inches long with fine hairs. Take-all roots are dark brown to black, short, and brittle — they come up with the grass blades because there is almost no anchor left. The damage shows in irregular yellowing patches that expand slowly and do not respond to extra water or insecticide.

THE FIX: Take-all responds to soil acidification with elemental sulfur or an acidifying fertilizer, which slows fungal activity. Topdressing with peat moss across affected areas is the most consistent home remedy for moderate cases. Plan on a full season of recovery — the crowns need time to rebuild root mass after disease pressure is reduced.

Cause 5: Irrigation Coverage Gaps That Only Show Up Under Stress

Sprinkler systems develop coverage gaps over time. Heads get bumped by mowers and edgers. Nozzles clog. Pressure changes as other zones are added. A head that throws 18 feet on paper might be throwing 12 feet in practice. In May the missing coverage is buffered by background soil moisture. In a July heat run there is no buffer — the dry zone becomes the brown zone.

THE TEST: Look at the geometry of the browning. Coverage problems create geometric patterns — triangular dry zones between three heads, half circles where a head was rotated wrong, long rectangular dry strips along a fence line. If the brown patches have shapes that match the irrigation layout, this is almost certainly the cause.

THE FIX: Run each zone for two minutes during the daytime and watch the heads spray. Note any heads that are misaligned, clogged, sunk below grade, or throwing too short. Replace nozzles where coverage has degraded. Most coverage problems are mechanical and fixable in a single afternoon with a small parts kit. For systems with deeper issues we run a full audit and provide a written report.

Cause 6: Thatch Layer Too Thick for Water to Pass Through

St. Augustine spreads by surface runners that root at the nodes as they go. Aggressive growth from too much nitrogen, infrequent mowing, or scalping followed by recovery growth can produce a thatch layer that reaches an inch or more on older lawns. Water from the irrigation hits the thatch, runs off or absorbs into dead material, and evaporates before reaching the soil. Grass roots growing in the thatch cannot survive a heat stretch.

THE TEST: Cut a wedge of sod out of a brown area with a spade. Look at the layer between the green tops and the soil. If that layer of dead and living stems and roots is more than three quarters of an inch thick, thatch is part of the problem.

THE FIX: Heavy thatch responds to verticutting and core aeration. We typically address thatch with aeration alone on lawns where the layer is half an inch to three quarters. For thicker thatch layers we plan a verticut for September when conditions are friendlier for recovery. Light topdressing with sand or compost after the work helps rebuild the soil profile.

When More Than One Cause Is in Play

Most browning St. Augustine lawns in July have at least two of these causes working together. Compaction plus shallow rooting is a common pair. Chinch bugs plus irrigation coverage gaps is another — the bugs target the heat-stressed margins. Take-all plus thatch is the most stubborn combination we see.

Step 1

Confirm or rule out chinch bugs first — the soap flush test takes five minutes and a confirmed infestation needs treatment within days, not weeks.

Step 2

Check soil for compaction and hydrophobic behavior — both tests are quick and point directly to fixes that change how water moves.

Step 3

Look at irrigation geometry, pull a root sample to rule out take-all, and cut a thatch cross section. Once you know the causes, sequence the fixes.
